Why a Sales Exclusive (Moss Inclusive)?
A sales exclusive is when you agree to list your property with only one broker. So why should you choose a "Moss Inclusive" for your sales exclusive? Primarily because of our philosophy:
-> For us, (sales) "exclusive" is really a misnomer. It should be called an inclusive, because it's what makes it possible to include all potential buyers in the marketing of your property." - Chris Moss
-> A Moss Inclusive enables you the seller, to access the enormous web of advertising and marketing done by nearly every broker in NYC simultaneously. This means every newspaper ad, web site, magazine and press article in the entire city becomes a tool to help market and sell your property.
-> Why? Because we share your property with every legitimate broker in NYC (co-broking), so any customer that they get on their site, ad, etc., will have direct access to your apartment through our shared listing system. This is not a result you can produce on your own.
-> For Sale By Owners (FSBO's) are seen as smoke and mirrors by brokers because they don't know if they will get paid or if their customer will try to "go around" them, after introducing them to the property (yes, this does happen).
-> Brokers don't share "open" (non-inclusive) listings with each other. Therefore, your listing is their secret (the opposite of receiving maximum exposure)! It is a secret listing because they can't co-broke. It is only possible to co-broke a listing for which you have a signed exclusive (inclusive).
-> Serious buyers nearly always use brokers because their time is too valuable to spend searching web sites and newspapers which are filled with outdated, sold or teaser (non-existent) properties. "Penny pinchers" imagine that they are saving money by not using a broker and are often equally tight with their offers.
-> Brokers sell the vast majority of listings in Manhattan. Making your listing easily accessible to brokers with a guaranteed commission (signed inclusive) is the way to get their attention and put the most money in your pocket.
